70% of the target rent is based on average local earnings.
30% of the target rent is based on property value.
A factor is applied to reflect the number of bedrooms in the property.
Target rents increase yearly by the Retail Price Index.
The Government set caps on target rents so they can not be too high.
The rent you pay is our main source of income. It pays for services like repairs and keeping estates clean. So it is important that you pay your rent and service charge on time.
You can pay your rent in five different ways:
1. Swipe Cards You can pay your rent at any Post Office or any PayPoint outlet. You can use cash or cheque at the Post Office, cash only at PayPoints. Don’t forget to keep your receipts safe. To request a new card, contact the CSC.
2. Debit and Credit Card Just call 020 7428 4328 or
020 7428 4258 during office hours and have your card details ready.
3. By Post Post your cheque to: Community 100 Chalk Farm Road London NW1 8EH Remember to put your name, address and rent account number on the back of the cheque.
4. Telephone or Internet Banking You can pay your rent from home by ringing your bank and quoting: Community Housing Group Ltd Rent Collection Account,
Account number: 22631887
Sort Code: 60-04-24
You will also have to give your name, address and seven digit rent account number.
5. Standing Order You can instruct your bank to pay a set sum of money automatically weekly or monthly. Please contact your income officer for a form to set up a standing order. However you choose to pay, you must give us your full name and address and rent account number. Your rent account number is printed on the corner of your swipe card. If you are unsure, ask your Income Officer.
Early Arrears
We will send you a letter to let you know
We will attempt to visit you at home
We will attempt to contact you by telephone
We can refer you to a specialist agency Notice of Seeking Possession (NOSP)
If your arrears persist:
We will have to serve you with a NOSP
We will attempt to visit your home to try and make a repayment agreement with you
We can refer you to an agency that can help you budget and give you benefit advice Court Action
If your arrears persist further:
We will have to apply to take your case to court
We will endeavour to interview you to make a repayment agreement
We will advise the court that you have been making repayments if you do so
What happens at court?
If you break any payment agreements you have made we may request a suspended possession order (SPO)
An SPO requires you to pay your rent plus an agreed amount towards the arrears
We will not take further action as long as you keep to the terms of the court order
You may be liable for court costs
What happens if I break a court order?
This could have serious results; we will go back to court if you do not pay the money owed. As a last resort we will have to get a date from the court to evict you from your home.
Formal warning letters:
Community Housing Group believes that tenants must be warned of the likely results of their actions or inactions. CHG will give written warnings:

Before an eviction
Remember we are here to help you. We will only use court action as a last resort. We can refer you to a free independent debt advice agency.

They will talk to you in confidence, help you ensure you have all the benefits you are entitled to and make an arrangement to pay off your arrears.
The worst thing you could do is to ignore the problem because that could put your tenancy at risk.
