Mutual exchange
Mutual exchange is the process where you literally exchange homes with another tenant.


This could be another Community, Toynbee or Island Homes tenant or the tenant of another housing group or a local authority.


Toynbee has joined with Homeswapper to offer you a local, national and mutual exchange service.


Homeswapper has the UK’s largest community of social housing tenants looking to swap homes. More details can be found at www.homeswapper.co.uk. Alternatively you can register by filling out the form to the right of this page.


When you find someone, you should contact them and arrange to visit each other's home and check any possible problems, for example, neighbours or noise.


You will also need to check the condition of the property, as you will be accepting it in its existing condition, including decorations and fittings. Please note the Landlord will only carryout emergency and Health & Safety repairs.


If you agree to exchange, both of you must have your landlord's permission before you move. We will not agree if:

  • you or the other household have rent arrears
  • the other household would be too big or too small for your existing home by more than 2 bed-spaces
  • either tenant is subject to a Notice of Seeking Possession or possession proceedings
  • The incoming tenant would substantially under-occupy or overcrowd the property.
  • The dwelling is specifically designed for the physically disabled and the incoming tenant is able-bodied
  • The property is only to let to people with particular needs; for example, sheltered housing
  • The accommodation is not reasonably suited for the needs of the incoming tenant i.e. size, layout, storey level etc
  • Once permission is given for an exchange, both of you will need to agree a moving date with your landlords and sign a new tenancy agreements.
  • A representative of the Association will visit your home before you move to check the property for any repairs and improvements you may have carried out. If necessary, the tenant will be required to restore the house to a reasonable condition before moving.
  • The tenant with whom you exchange must accept your flat or house as seen.
